Welcome to Villa Jardin: a luxury villa set within the serenity of a timeless tropical garden, right next to the beach in HALF MOON BAY, AKUMAL . Mature trees and native flora create a sanctuary where you and your family can relax.
Villa Jardin is a separate 3 bedroom, 2 bath villa located in a small condominium complex with the largest pool in Akumal. It is perfect for a larger family or multi-generational group seeking plenty of space and yet privacy. The villa is located right next to the pool and only steps from the beach.
Villa Jardin has 1800 sq ft of living space. The large living and dining areas downstairs provide a comfortable gathering space. A beautiful stained glass window overlooks the dining table.
On the second floor there is an outdoor patio perfect for private sunning, twilight dinners or star gazing. The main level is accessed from a front, screened in, patio area which overlooks the pool.
Two of the three bedrooms are on the main level. The first is furnished with a king bed, the second with a double and a single bed. Both bedrooms enjoy a private enclosed garden area. A full bath services the two bedrooms.
The upper level consists of the large master suite, romantically sitting under a high brick domed ceiling. The master suite is furnished with a king bed and enjoys a private bath. It also has a wonderful sitting area for those private moments.
Décor is done in the warm natural colors of the Yucatan region with special emphasis on the blues and greens of Akumal’s surrounding jungle and beaches. Throughout the villa, are examples of the pottery, fabrics and artisinal crafts collected by the owners.
Everything is PROVIDED for a stress free vacation, including: FREE Wifi, FREE parking, FULL maid service, UNLIMITED bottled water, FULL AC, satellite TV and of course ALL Linens including beach towels, and so much more!

Reservation and Deposits
Reservations will be held for 7 days after confirmation. A deposit of 50% of the total balance is required to confirm your booking. If payment is not received by this time your reservation may be canceled.
Final payment for accommodations is due 60 days prior to arrival.
Reservations made less than 60 days prior to arrival will require full payment.
Upon receipt of final payment, a detailed Planning Guide including access documents will be provided to you.
Security Deposits/Waiver
Our condos and villas are truly our second homes, and not just the average rental. Therefore, we need a security deposit.
OPTION 1: $59 Purchased Damage Waiver
Purchased at the time of booking
Insures you up to $1500 in accidental damages made to the property with no deductible,
Damages must be reported before checkout to be covered,
You are responsible for any damages exceeding $1500
OPTION 2: $300 REFUNDABLE DEPOSIT
The deposit will be returned to you about 14 days after your stay, based on no excess wear or damages occurring during your stay,
If deposits are to be returned via Paypal or credit card, a $40.00 processing fee will apply.
Payment of your reservation indicates that you acknowledge our policies and agree to abide by the conditions of occupancy.
OUR POLICIES
Occupancy is limited to a total of 5 in 2 bedroom units and 7 persons in 3 bedroom units. Additional persons may violate the rental and subsequent rental funds.
We do not rent to anyone under the age of 25.
Parties, and/or events are not allowed.
We are a non-smoking environment. A non-refundable cleaning fee of $200.00 may be required to oxidize the unit if smoking is detected.
We have both Pool and Complex rules, which while are common sense; they are expected to be followed. Failure to follow them could result in the termination of the rental without refund.
Pets are not permitted without prior written approval and payment of an additional security deposit.
Arrival times begin at 3 pm. Arrivals after/before this are possible but must be arranged for in advance so that it can be coordinated. Non-coordinated early arrivals will be charged an early arrival fee, depending on the arrival time.
Departure times are 11am, unless otherwise agreed upon by management. Non-coordinated late departures will be charged a late departure fee, depending on the time.
