The perfect place: to RELAX on our beach, EXPLORE the area, SNORKEL our bay, DIVE cenotes, VISIT many different types of parks: adventure, nature, and even SEE wonderful MAYAN RUINS. There is so much to do in the area, that you need to not overplan, and ensure that you make time to just ENJOY our place.
Villa Lijeson sits right next to our large pool in the middle of our tropical gardens, and only a few steps from our private beach! The villa is spacious and comfortable for the larger or multi-generational family.
With two large living areas inside, everyone has plenty of room to spread out.
There are also two outdoor living areas, downstairs a smaller screened patio right next to the pool, and upstairs a large outdoor area perfect for star gazing!
The villa itself is a large 2 story house, with 3 large bedrooms, and 2 bathrooms. The large master bedroom has a king sized bed and on-suite bathroom. The 2 bedrooms downstairs, have a king bed and 2 twin beds.
Being the owners 2nd home, the villa is FULLY equipped with everything you could need for comfortable living, with many special touches, EVEN DAILY MAID SERVICE.
Outside, our pool, the largest in the area, appeals to all. It has a large sunning ledge which functions also as a very nice children’s pool, and even boasts a lap lane! Or course, there are multiple seating areas with comfortable chairs.
Surrounding the villa and pool are our lush and well maintained tropical gardens. With many different types of tropical plants, many unique birds, animals and butterflies are attracted to our complex….even the occasional spider monkey!
Finally, our beach! Being on the north end, and having double the space, we are more private. There is plenty of room to spread out on our many beach loungers and chairs, for those special private moments.
Everything is PROVIDED for a stress free vacation, including: FREE Wifi, FREE parking, FULL maid service, UNLIMITED bottled water, FULL AC, satellite TV and of course ALL Linens including beach towels, and so much more!

Reservation and Deposits
Reservations will be held for 7 days after confirmation. A deposit of 50% of the total balance is required to confirm your booking. If payment is not received by this time your reservation may be canceled.
Final payment for accommodations is due 60 days prior to arrival.
Reservations made less than 60 days prior to arrival will require full payment.
Upon receipt of final payment, a detailed Planning Guide including access documents will be provided to you.
Security Deposits/Waiver
Our condos and villas are truly our second homes, and not just the average rental. Therefore, we need a security deposit.
OPTION 1: $59 Purchased Damage Waiver
Purchased at the time of booking
Insures you up to $1500 in accidental damages made to the property with no deductible,
Damages must be reported before checkout to be covered,
You are responsible for any damages exceeding $1500
OPTION 2: $300 REFUNDABLE DEPOSIT
The deposit will be returned to you about 14 days after your stay, based on no excess wear or damages occurring during your stay,
If deposits are to be returned via Paypal or credit card, a $40.00 processing fee will apply.
Payment of your reservation indicates that you acknowledge our policies and agree to abide by the conditions of occupancy.
OUR POLICIES
Occupancy is limited to a total of 5 in 2 bedroom units and 7 persons in 3 bedroom units. Additional persons may violate the rental and subsequent rental funds.
We do not rent to anyone under the age of 25.
Parties, and/or events are not allowed.
We are a non-smoking environment. A non-refundable cleaning fee of $200.00 may be required to oxidize the unit if smoking is detected.
We have both Pool and Complex rules, which while are common sense; they are expected to be followed. Failure to follow them could result in the termination of the rental without refund.
Pets are not permitted without prior written approval and payment of an additional security deposit.
Arrival times begin at 3 pm. Arrivals after/before this are possible but must be arranged for in advance so that it can be coordinated. Non-coordinated early arrivals will be charged an early arrival fee, depending on the arrival time.
Departure times are 11am, unless otherwise agreed upon by management. Non-coordinated late departures will be charged a late departure fee, depending on the time.
