CANCELLATION POLICY

Cancellation and Refund Policy

·         Notice of cancellation by Guest:  Notice must be in writing and sent by regular USPS OR email.  If sent by email, the email must be acknowledged by the staff at Keys Holiday Rentals.  The date of acknowledgement by Keys Holiday Rentals will determine the date of notice. 

·         $200 base cancellation fee for cancelling a reservation at any time.  

·         $150 additional cancellation fee if written notice is received 61 – 89 days prior to arrival. Balance is refunded minus non-refundable charges and pre-paid insurances – travel or accidental damage  OR

·         $300 additional cancellation fee if written notice is received 60 days or less prior to arrival AND we are able to find another tenant for the same time period minus the non-refundable charges and pre-paid insurances – travel and accidental damage.  

·         No refunds if written notice is received 59 days or less prior to arrival and we are not able to find another tenant for the same time period.  

·         No refunds for early departure for any reason.

·         Termination of rental agreement due to ownership transfers, properties being removed from rental use, or other unforeseen circumstances which make the property not rentable.  Keys Holiday Rentals will promptly notify Guest. Guest shall not hold Keys Holiday Rentals liable.  In such cases, Guest will be relocated to a comparable property.  If no comparable properties are available, Guest will receive a full refund.  

·         Keys Holiday Rentals is not responsible for events beyond our control, e.g. inclement weather, maintenance issues, etc. 

PAYMENTS

Deposits & Payments  

·         Initial Deposit/Payment must be paid by credit card.

·         Additional payments may be paid by check, U.S. Postal money order, or credit card. If payment is not received in our office on or before the due date the payment will automatically be charged to your credit card.  

·         A 24-hour courtesy hold is available without obligation. However, once you have provided your credit card information and are given a confirmation number, your reservation is guaranteed and subject to all cancellation fees.

·         Reservations made more than 180 days prior to arrival: $500-$2500 deposit plus Travel Insurance Premium (if applicable)  

due at time of reservation. 50% of balance due 120 days prior to arrival date; balance in full 60 days prior to arrival.

·         Reservations made 90 – 180 days prior to arrival: $500-$2500 deposit plus Travel Insurance Premium (if applicable) due at time of reservation. 50% of balance due 90 days prior to arrival date; balance in full 60 days prior to arrival.

·         Reservations made 60 – 89 days prior to arrival: 50% of all charges and refundable security deposits including Travel Insurance Premium (if applicable) due at time of reservation; balance in full 60 days prior to arrival.

·         Reservations 0-59 days prior to arrival: 100% of all charges and refundable security deposits due at time of reservation.

Rate Details:  Rent is $12000/month plus taxes and fees.    Monthly Rates are calculated from the 1^st day of the month to the last day of the month. If your plans are for less than a month we may be able to help with other properties.  Please call the office.  Additional Charges:  $415 departure cleaning fee; reservation fee 3.9% of total rent; and 12.5% state and local taxes.  Refundable Security Deposit:  $1,000.  Utility Caps/Mo:   $200 water and $300 electricity.   Pet Fees:  Pets are accepted at this property on a case by case basis.  If your pet is accepted there is an additional $200 refundable pet deposit for one pet or $300 for two, plus a $45 pet cleaning fee. 

Optional Insurances

Accidental Damage Insurance: $45 covers up to $3,000 of accidental damage during your stay.

Travel Insurance: Because the unforeseen and unexpected can occur before you leave or when you're away from home we recommend CSA's Vacation Rental Insurance Plan.  Please review the CSA Marketing Flyer available on our website for more detail. CSA Plan Cost is 7.65% of all non-refundable charges. Unfortunately we are not able to offer either of these insurances to guests who reside in the states of NY or HI. We are not licensed in those states.
